Theft & Fraud

My husband and I lived in the Residences of Gahanna from Feb 2008 to May 2011. During our stay, we always paid the rent early or on time. When we moved out, we received a bill for $300 for damages in addition to our deposit. They charges us for defused light bulbs, black marks on the walls (caused by the couch touching the walls), marks on the kitchen counter tops and cabinets, painting, carpet cleaning, and other things which would have been normal "wear n tear" after 3+ yrs of stay. They charged us for some items, which do not make any sense. They charged us for garage which we never rented. I disputed the charges thru email, and in the return, they sent me another letter saying all charges are valid and I need to pay them. That's it! No explanations or argument.

When we left the apartment, we asked the lady in the leasing office to have a walk thru wit us, but she refused. She assured us that we will receive our deposit by check in a 4-6 weeks. Little did I know, they will ask for $300 more! We asked for proof of the damages, but they did not have any.

Later on, I received a letter from their collections agency. I called the number on the letter. I am sure everyone is aware of the guy on the phone. He cursed, yelled, did not let me talk or ask anything, and finally hung up on me. At first, he seemed scary and frustrating, but do not fall for his empty threats as long as you are sure that you don't owe them anything. I am sure he is just a barking dog, who cannot bite you! All I can tell you is be prepared, stay calm and positive. May be for a change, you can be the nightmare that he does not want to deal with! I would have paid every penny, if they would have taken the time out to explain/talk to me properly, like a business is supposed to be handled. But no way, I am going to deal with such unprofessional, barking dog. He is not getting a single penny from me! He can bark his loudest!!!

Aside from poor insulation...
When I moved in, I noticed plenty of minor flaws within the apartment; I guess they will attempt to charge me for them. For example, the one kitchen light never worked. No matter how often I change the bulb, the light burns out. The circuitry is terrible; every time I use my microwave, the power goes out. Moreover, a few kitchen drawers completely came undone with just normal use. Every bedroom door is warped and will not close and/or lock. You can practically push them open once they are closed. The garage door also has a nice dent on the outside. They "should not" charge us for a carpet "cleaning" since we take our shoes off in the house; the condition is perfect.

I plan on videotaping the entire clean up and repair process and have an attorney on deck. They are not getting a dime out of me without serious consequences. I will be the one threatening this company.

RIP OFF LIED and UNNECESSARY Charges

I am writing this letter to inform ANYONE wishing to loOK at these apts. GO AWAY! do not move here. TOTAL rip off. I have lI'ved here for 10 months and cannot wait to move. I'm sure they will bill me for each step I take as I go. First off I travel for a living not home a lot therefore, one can I'magine the excellent condition a single person could have a home in being in Aviation and home sometI'mes only 10 days a month. Before I get to money issue I will say I do not think they keep the apts up to par as my garage door has supposedly been fixed several tI'mes since I moved here in February. Every tI'me I come home from a trip my garage door is open, therefore anything in garage is for others to rummage through if so desired. I'm at a point I told them today please do not bother any more "fixing" the garage opener. I make extra sure the door into my home is locked but I am concerned every tI'me I come home late at night from a flight that someone might be hiding and can shut the door behind them. TOTAL SAFETY issue! SECOND And very I'mportant they cant seem to get billing right these days. I called yesterday asking why have you NOT TAKING MY rent out? oh we tried now you owe us 75 more dollars. I had 7,900 in my account that's BULL#$%^& plus my bank covers protects my error if I were to have one. In which I will add I have never had one! have never owed a dollar later to ardent communities! They CLAIM they called and the manager was with the employee so that was their PROOF they did NOT call if their was a problem and they know me well I'm always stopping by about brOKen garage door! THE Russian girl that works there DID call a week ago asking me what would be a good tI'me to see an apartment and gave me an address, SHE WAS TRYING TO RENT to another person and called me by accident, I laughed no biggie just not professional and totally incompetent and CARELESS!!!
I talked to them yesterday they showed no apologies for the error nor do they have ability to make decisions professionally or take accountability for THEIR MISTAKES! Lastly don't be sold on the gym to get you through the door, not degrading Sawmill Premier but in all honesty go else where, they are always closed for one reason or another so I got to another reputable gym id rather pay for that is always open and not brOKen hot tubs and contamination. The classes are OK but the gym is over crowded and ran like the properties, VERY POORLY- owner you guessed-same company- ARDENT. so you can I'magine same crap. AGAIN GO SOMEWHERE really, cant say no one warned you. BTW water bill is on the same with everyone else, its runs ---get this--- 50 a month. yea BS again. I am home 8 days a month if I want to fly a lot and still pay 54 a month approx. and my neighbors have 4 kids. HORRIBLE!!! yes its in the lease i known, I did gI've them a try but 54 bucks a month really? rip off, the list goes on...I'm just topping some key points as you can see their are many....solution....turn away....GO TO CASTO properties or anywhere but ARDENT, Borror properties aren't so bad but I've rented from Casto Properties in Dublin several tI'mes, I never had any hiccups from them nothing but professional and caring about their communities. (i lI'ved inside Columbus city lI'mits apts with casto treated me the same in every unit not just Dublin if that is a concern) GOOD LUCK, sadly wont get it fieldstone or ARDENT in general.

ps did I mention Feildstone/ Ardent is to cheap to pay for the large light bulbs in master bathroom if it blows out? if you break even the garbage disposal its your reponsibilty for charges to get it fixed. They quoted me 60 dollars for labor to fix double doors in front of washer and dryer that was rigged by last tenant im sure who wasnt goingt o pay either....you have to pay maintanance. yea this is renting! ??? ok im done!
