My wife and I were also duped with gifts to come and see this timeshare scam. I kept asking for a guarantee or proof to everything they promised. They just kept double-talking and repeated themselves over and over again. After 5 hours, the price went from $90K to $9K and we bought (temporarily). Back at our hotel, I looked up the Grand Mayan and two days later we went back to cancel. They refused to let us cancel (which is illegal). They wanted us to make an appointment the morning before our flight left. I didn't have 5 hours to argue with them again so we sent an email cancellation from the hotel. I got home and sent a fax cancellation then sent a certified letter to the hotel. Fortunately, I realized soon enough what a scam this place is. For your family's money- DO NOT BUY AT AT THE MAYAN.

Grupo Mayan Scam Timeline

November 2010

We purchased our timeshare contract at the Grand Bliss Nuevo Vallarta. Laura our sales representative offered 2 weeks per year in a Master Suite for 65 770 USD. We said this was way over our budget and told her that since we were owners of a timeshare in Las Vegas we did not need to own a second timeshare. We then we told that they would buy back our timeshare in Vegas, and that would reduce the amount we had to pay. After evaluating its value they offered to reduce the price for 18 604 USD. New purchase price was 46, 166 USD; which was still very much over our budget. On top of that they added one extra week for ten years. The sale representative and supervisor told us that we could easily rent the week and make money since this was a top of the line resort and the golf included with the week made it very appealing. They told us that the resort was very interested in us renting out our week since it brought them new customers to which they could present the timeshare product. They gave us a list of rental companies and recommended Alliance Integrated Marketing Systems (AIMS). Laura told us to speak to Kathleen at that company. They said that we would get 2 600 USD per week and that the AIMS membership was only a 349 USD one-time fee.

A couple weeks later we got a call from Global Vacation Trade stating that they wanted to give us back our timeshare in Vegas for 10% of the price they had purchased it for. They said they were doing that because the developer had beneficiated from the tax write-off and since they had to many timeshare in inventory they were willing to give them back for this very low price. We paid 1 860 USD and received a letter signed by Reggie Goulet from Vacation Trade stating that the Vegas timeshare was ours again. We later found out that Global Vacation Trade had never started anything to transfer the timeshare and that this tax write-off explanation was just a lie to convince us that it was a good deal to still own it for 10% of the credit we had had.

February 2011

As the months passed by we waited to get the money from our timeshare rental. AIMS were sending us email stating that we were moving up the list and that it would rent very soon.

April 2011

I got a call from the timeshare company saying that they were inviting us for a week for free during the low season. We booked for the 20th of August 2011.

August 2011

We called AIMS at the beginning of August asking why our weeks weren’t renting and they said that we were on the regular list which did not reach as many people and that if we were on the preferred listing we would get a was better chance of renting. At that point we started to worry but decided to pay the 250 USD to be on the preferred list. Knowing that we were going to the resort in a few weeks we could then see for ourselves and ask the right people some questions.

August 20, 2011

We were invited to a member’s update presentation. They said it was to update us on what was new at the resort. Before the presentation they made us sign a paper stating that we were aware that this was a sale presentation. I was angry that they had lied to us but wanted to meet with them to ask why we had not been able to rent our week as verbally promised in November.

September 2011

After the visits and presentation of the Grand Luxxe, Cindy, our sale representative presented us to Chris her supervisor. They tried to have us upgrade to the grand Luxxe saying that we had to have that and that is the top in Residential club. They also stated that we could rent out our week to make money (3 600 USD per week) and that this rental was guaranteed as the Grand Luxxe units were always renting out first because they we prioritizing their development.

I told them that I had not been able to rent my Grand Bliss unit for the last 8 months and that I had been told that it was a guaranteed rent back in November. They stated again that Grand Luxxe units were rented first and that Grand Bliss came in second. They told us that developer were focusing on the Grand Luxxe (Even demolishing part of the Grand Mayan built in 2008 to make room) and we would be better if we paid 45 000 UDS to upgrade. They even offered to buy our timeshare in Vegas again (for 9 000 USD this time) and to pay for the 3 week we should have rented (3 x 2600$) last year. Overall we would upgrade to the Grand Luxxe for about 29 000 USD. After we said we were not interested they even removed another 10K but we told them we were not interested and felt that we had been lied to in November and that it would be the same thing this time.

The sale was made very attractive by presenting the revenues that we would get from our units. We did not realize this until we assisted to the second presentation in September 2011 and were verbally told by two of your sale staff that if we did not upgrade to Grand Luxxe we had very little chance of renting our weeks.

October 2011

At our arrival home we still had not rented any of our weeks and were experiencing lots of frustration for believing on them; and for not taking action before to recover our hard earned money. We stopped received email updates from the rental company, this behavior leads us to believe that they are connected with the resort and were told we already knew the rental of the weeks was unrealistic. After all they have affected our pockets and our emotional health; we cannot allow them to continue doing the same to other people.

We started to contact people on the complaints sites to perform a class action law suit against the resort.

At this point we are contacted by the resort, Karen Rose, Customer Support Representative, offering to help to resolve our issues in an amicable manner.

We sent our reply explaining our issues with the company and the reasons we considered necessary to sue the company.

Karen Rose replied asking once more for the opportunity to make us happy and assuring that our concerns will be presented to the corporate management for further investigation.

We again, sent an email reply explaining our dissatisfaction with the company; our email was not responded and as time passed by I sent her about 2 or 3 emails more, but never head back from Norma Arce.

It was until this day that we were contacted a second time by Karen Rose, she posted the message above and right after we were contacted by Jean Michel Bargoin from Member Services. He offered to apply the rental income for 2010 and 2011 towards our contract. Reducing the price for 15 600 USD.

Our reply to Jean Michel was sent, explaining how we consider his offer unacceptable because the discount offered was fictitious, since we had compared our contract price and benefits with other members and the price varies considerably ever though they have the same number of weeks our contract includes. We have learned that the contracts do not have a fixed price. The prices are determined by the sales people so they can work on the clients emotions, making us all believe that it is a great deal, hard to pass on.

My husband received a call from Augusto Cesar from member services; stating he is working with Norma Arce and Jean Michel and he was calling to know our decision on Jean Michel offer; offer that we declined since December 07. He promised to send an email with a new proposal, email that we are still expecting to receive.

Notes: Each of the customer service representatives that have contacted us have referred to our contract with all the different names of the grupo mayan. This shows that they don’t investigate the case before contacting us.

We were contacted by 4 different service reps and none of them followed through our complaint. The change of personnel is unbelievable and speaks for itself; none of the 4 people involved ever answered at least one of our emails with concerns.

DO NOT BUY AT ANY OF THE GROPO MAYAN RESORTS.

During the holidays I visited my uncle who is legally blind; I set up a slideshow to share with my family for the entire year including my summer trip to mexico…. And so my uncle started whining about timesharing and told me to never think of going to a timeshare presentation in mexico, I wanted to know more about it since the gifts the street people offer to visit the resorts are very attractive, soooo I continued asking why…. When he finally gave me his reasons, I was terrified!!! He was also scammed by the mayan group. Salespeople promised to rent his timeshare weeks to be able to pay for the new timeshare bought from the bliss and extra cash for his medical treatment. But guess what!!! To date the resort has not been built yet! Few months after he made the purchase he called to find out status on the rental of his weeks, only to be told he needed to pay the contract in full before they could get them rented. But as soon as they receive his payment in full; the rental check will be cut and sent to his home address. So, my uncle and his wife had to refinance their mortgage to get the cash to pay the balance. So he did. And again called few months later to know the rental check status; but NEVER got a clear answer; until he was finally told that it was his responsibility to rent the weeks, to go and post a sign at colleges or to advertise in the newspaper. Not what he was told by the sales people at all, neither what he was told by the CSR that asked him to make the payment in full!!! So, after finding out he was cheated he tried cancelling, only to be told that he would lose all the money paid and that it was better to start enjoying the vacation package now that he had the weeks for his use. Shame on these people, dunno how they can sleep at night knowing what they have done!

I know from Mayan Palace that many clients have complained that when they go to cancel within the 5 day period, they tell them that their deposit is non-refundable, and they are then persuaded into a downgraded membership, and Mayan Palace has a terrible reputation regarding timeshares, shame on them. Mayan Palace Timeshare Scam

On every bad review there's a "Mayan Palace timeshare customer support representative" that apologizes. Shortly after the bad reviewer "rescinds any bad words" and all of their issues are magically resolved. So, are they paying people off to stop telling people how bad they are, and if that's the case wouldn't it make sense that they're paying people to write "good" reviews? This place is too sketchy-no matter how good the deal is. I'll stay away:

As a timeshare holder with the Grand Luxxe i was lied to again and again. When we upgraded to the Grand Luxxe we were told that we were at the top level and that we would never be approached again to make an upgrade, another lie. When we checked in on October 20, 2013 we were given a owner survey form which we were told was to help them make their product better, but it was just another lie to get us into another super high pressure sales pitch. We repeatedly told them that we were not interested in upgrading and that we wanted to leave. Andrea the sales rep repeatedly got up from the table and walked away without telling us anything. She kept telling us that she had forgotten her bag at home and had to check for information. When she returned she continued to make us an other offer. We were trapped for 4 hours before we could get out. This company will ruin your holiday year after year by tricking you into yet another sales pitch and wasting at least half a day of your holiday. Stay away from this place. They will ruin your vacation.

Mayan Palace Timeshare Scam

Unfortunately, Mayan Palace timeshare sales in Mexico are in its majority a huge scam. The OPC, the one on the street inviting you makes $250-$350 per couple...so be sure he tells you any lie there is. Timeshare sales people are rotating from place to place and mostly alcoholics that look for their 8% commission. We were surprised how they work, like sharks, and some are really good showing numbers, benefits, etc...If i did not know, i probably would have bought. Be careful and NEVER make a decision the same day!! They love this, just tell them that you need to think about and they will throw in all they have..that is the sign that something is not quite right... Mayan Palace Timeshare Scam

On April 17, 2013, while in Puerto Vallarta, my wife and l toured the Mayan Palace timeshare resort. We were in PV staying at another timeshare exchange resort. We were given the whole sales pitch including how they would take our existing three timeshares in a very excellent trade-in deal. They first gave us a price on a unit and vacation time. When we were ready to leave, a miracle happened, a foreclosure suddenly appeared at greatly reduced price. We cancelled the deal on the 20th, notified Visa and also the resort itself to stop the charge. We have been in contact with numerous persons from the organization but no one seems to be in charge. We have gotten communications from the resort: "Let's make a deal." We are still waiting but not holding our breath. According to Profeco, you have five business days to cancel a transaction in Mexico. We are well within the timeframe allowed. Beautiful place, but buyer beware. No deal. April 2014 - Timeshare Scam - Grand Mayan, Vidanta Golf, Grand Luxxe, Grupo Mayan - DO NOT BUY
We bought several weeks at the Grand Mayan Resort years ago as a part of Grupo Mayan and Vidanta Golf after visiting with friends of ours who got extra weeks by bringing us in as guests. This used to feature a nice Jack Nicklaus designed golf course that originally was a really solid course. Over the years the golf course has been completely hacked apart starting with the back nine with some beautiful holes ocean side completely torn up to make room for more buildings.

So as the "new" back nine was supposedly being built there was no golf replacement or compensation for the golf charges. So you go on vacation expecting to play golf only to run into unannounced hole closures and a "duct-taped" 14 hole golf course. The excuses and lack of accountability at this place honestly make you want to scream. No one cares, no one takes ownership for issues, and they know they've got your money. The worst part of this whole scam is they change things anytime they want to suit their greedy business goals and you have ZERO recourse.

Now once the new back nine was finally finished I arrived ready to play golf and once again unannounced they started tearing up the brand new 2nd hole to take fairway sod off the functioning golf course to put into a new hole location being created in a location on the course. So to compensate for closing the 2nd hole (which was brand new hole) they take one of the very best par 5 holes and cut it up into a par 3 with a little circle mowed in the middle of the fairway for a green. I could not believe that in two days they had planted bushes in the middle of the fairway to demark the new hole location. There were new temporary greens being created on one of hte other par 5's so it looks like they are planning to do this again for some other unknown reason. They scrape and punched all the greens with no notice and said if you cancel your tee time you would be charged for the round. So they change anything they want anytime they want and never give you any compensation for the ludicrous changes they are making on the course.

Additionally, you are forced to pay for a fore caddy and take a cart which is ridiculous and uneeded. There is no place to warm up and hit balls in the morning because the practice facility is at the complete other end of the entire property. There is not even a putting green to roll a few balls on. They got rid of the driving range by the 3rd hole to build more structures. To make matters worse you drive around finishing your first 9 holes (or 7.5 holes really) and then you find yourself stacked up with 4 foresomes (yes 16 golfers) all standing on the 10th tee because they are shoving out all the golfers in a 1st and 10th tee shotgun start in the morning. Almost every golfer I played with there have had up to 16 free tee times a week that were used to incent people fill up the timeshare sales at the Grand Luxxe. I am paying for all of my rounds of golf including the forecaddy you have to pay for as well.

That's only the golf. Now for the real killer. What used to be a great hotel and and a great property to walk around is now shut down into a couple of wooden walkways. When you arrive you get funneled into a thing called a "Santuario" (which is more like a remote bus depot) and you are forced to either pay and wait up to two hours to get your bags delivered to your room or you can avoid the tip monsters and drag all your stuff to your room. They have people standing around all over the place greeting you waiting for tips since they've dropped you off far away from your hotel room. You used to be able to pull right up to the hotel and go right in but now you get dropped off at the parking depot and you have to literally walk around through this centralized maze walkways that really appear designed to create a revenue stream for the bellman and parking valets.

Getting a room that was promised to you in your contract is a complete nightmare ordeal and you literally have to argue and fight with the front desk and supervisor people to give you what was promised from the sales people in your contract and what you were promised when you make your reservation through the online reservation system. There is complete "selective memory loss" by everyone that works at the Grand Mayan and Grand Luxxe. No one takes accountability for the complete goat rodeo that occurs when you get to the resort. So if you buy there (and I'm warning you not to) you will find that day 1 you fight to get into your room and day 7 you fight to get back out. The exercise of coming and going at the Grand Mayan and Grand Luxxe is completely stressful and exhausting.

I will say that the staff and people that work at the resort are for the most part really wonderful people but they are completely disempowered from making simple decsions that could make a stay at the hotel and a round of golf enjoyable. The owners and sales people have created a culture of consistently lying right to your face. Nothing is as they say it is and whatever you see there is all subject to change anytime they decide to change it. So what you buy and the value you think you're getting degrades the second you sign the paper.

The outright lying and deceit that is culturally engrained into the sales and leadership team in this Grupo Mayan and Vidanta Golf organization makes a really beautiful place with really beautiful people simply a nightmare of an investment. I talked to about 10 different sales people, golf staff and hotel staff that all agreed with what I am saying and literally pleaded with me to come forward with complaints to the 2nd floor offices at the Grand Bliss (one of hte hotels that holds the sales people). When I went to have that conversation I was told (not asked) to sit down, fill out a form and wait for someone to come out to talk to me. Keep in mind that this whole process about lodging a complaint took me over 5 hours (on my vacation).

I feel mostly bad for people who work there who have to listen to the complaints all day long. And I feel bad that a major investment of my retirement is now at a place that I have such intense disgust for. It's really sad and frankly it's all completely avoidable. But this company and their deceptive sales and management practices make this a sad reality. I think the strategy of this place is simply to take your money and dissapoint you so much that you simply stop going.

I hope you read this and it changes your mind from making the same mistake I made.

can not live there

Enjoyment for sure - we purchased in 2004 and since have upgraded to the grand Bliss. Really getting tired of people complaining about their purchase. No one talks me into buying anything, if I want it, I buy it at a price I negotiate. We have had over 50 people go on vacation with us at different times and each time has been a great experience. We have lots of memories out of the last 11 years we have only missed going to Mexico twice. The trouble we are having now is so many people wanting to go, with limited space, we now have a waiting list for a fabulous vacation in Mexico. Our favorite places are Puerto Vallarta, Cancun & Los Cabos. All the employees at the resorts are very helpful, honest and very polite. We will be planning many more vacations in Mexico.

Grand Mayan - DO NOT DO IT

DO NOT under any circumstances agree to a sales presentation at the Grand Mayan regardless of what they offer you. Even if you are able to make it through all the tiers of sales people they will send you through it will be 5+ hours later before you finish and get your “gifts.”
The almost short version of the story is we were hit up in the Airport by someone who claimed to be with our transportation to the resort (they were not) and they offer some attraction tickets that we were interested in to attend a “tour” of the resort. We already own a timeshare and knew it was a sales presentation but were dumb enough to think we could get breakfast and our “gift” in a couple hours. The presentation is very well done and they sell you on the point that it is an investment where you can rent out your weeks through an affiliate they set you up with for much more than your useage fees. In our case we bought 2 weeks in a 1BR suite that costs us as members $570 each year in maintenance for one week and 2 additional weeks at $570 each paid when you book it. We were told that these units rent all the time for $1000.00 per week and that was a low number and we could expect to get much more. We were also told that they are the top timeshare and the plan we bought would continue to increase in value so if we ever sold it we would also make a profit. We were then told that demand was so high for these units that they would credit our sales price the $4000.00 if they could keep 2 units for the next 2 years to meet the demand for units. All lies of course, once we returned home and started looking into renting the week we still had we found a lot of available units for much less than $500 per week even on the 2BRs. We also researched the resale prices to find our same plan could be bought for less than $1500.00. The easy way is go check ebay for Grand Mayan timeshares and see the buy it now prices, then see that very few ever sell at all.
Even if you fall in love with the place you can buy online from an owner any week you want to go for a fraction of the price of the annual fees. Stay away at all costs, timeshare sales are bad but this place takes it to a whole new level. It ruined our vacation and possibly our future vacations as we now are paying much more and stuck in timeshare with little value.

Grand Mayan Scam

We owned a timeshare at the Playa Grande in Cabo for 4 years. We were very happy there. The management always treated us well. In 2012 we arrived for our annual trip. This time the manner n which we were approached at the airport was aggressive to the point of being threatening. DO NOT stop under any circumstances and speak to these people. They are misleading and for the most part con artists. They promise you free rental car, fishing trips, meals, gifts etc. In return for 90 minutes timeshare sales tour and presentation. We just didn't have it in our hearts that day to say no. BIG MISTAKE. We are educated professionals but we let our compassion and humanitarian get in the way of solid judgement. We should have been suspect on the day they came to pick us up from the playa grande hotel. They called to say we had to walk down the hill to meet the driver. Suffice to say, this experience ruined our holiday. We spent an ENTIRE day with high pressured con artists misrepresenting their timeshare offering. We were unable to leave the room to eat. We had our elderly father with us and it was grueling for him. They were very friendly to him in the hopes of enlisting his support. All the facts that others have provided in the other comments are 100% true. Every detail is accurate.
Please DO NOT purchase a timeshare from Grand Mayan. We paid our annual maintaince fee each year of $577 and have yet to use our timeshare. The hurricane dessimated the resort (check out YouTube). Would not recommend going here under any circumstance. Mold and unsanitary conditions permeate this resort. Can't stress enough: BEWARE of unethical conduct and biggest scam have ever experienced.

If you actually tried the product and it didn't work then you can claim that you were

WHY WOULD ANYONE BUY THIS??????????

Think about this folks....what is a timeshare? You pay to use the resort for the length of time you take for vacation. Hmmmm....sounds a lot like booking a resort like our parent's used to.
Whether you vacation 1, 2, 3 weeks per year, or more, why would you buy a timeshare. Not "owning" a timeshare will not prevent you from going on vacation. That's a part of their pitch. "Owning will force you to take time and spend it with your family." Nonsense,; you would go anyway!
For the price of the weekly "maintenance fee" you can stay at countless worldwide 5 or 6 Star Resorts, without having to fork over $10s of thousands of dollars to be a "member." VIP Ownership they say! You're just paying a charter membership fee AND $1500 for the week's stay. The exact same thing as if you just booked the resort through a travel agent or an online vacation booking website.
Timeshare rental as an investment...really? I have heard the same sad story all too many times from a variety of people who believed the ILLUSION of the rental pitch. NEVER BUY A VACATION TIMESHARE WITH THE IDEA OF "MAKING MONEY!" Timeshares get rented very infrequently, and when they do, it's never for what a timeshare salesperson quotes.
I have been traveling for many years, and have been blessed with the ability to tell timeshare "scouts" and salespeople "No Thank You. Keep your gift money! My vacation time is worth more!" I, like many of you, work a crazy amount of hours to pay for mine, and my family's lifestyle; I really don't have a second to waste, let alone 90 minutes, on a "presentation." Trust no one folks, and remember that there's NO "FREE" GIFT! Timeshare sales is an unregulated industry, which enables international timeshare sales companies to employ unethical tactics, including "staged" positive reviews, and even hired actors posing as "owners" telling you how wonderful timeshare ownership is.
A word to the wise; save your hard earned money and book your vacations the traditional way. Use a travel agent or an online booking site. If you care for the amenities of a timeshare resort, look online for those whom have been duped into buying vacation ownership and rent their week. Spare yourself the frustration and enjoy your precious time. You'll be glad you did.
