Ocean Canyon Properties

My husband and I purchased this "Lifetime" membership after several hours of high pressure sales and promises that were not correct.
They said we could cancel the agreement anytime- and said the installment agreement does not say we cannot - but this is not true because the "financed" payment was actually a credit card and they got their money right away. We got a "Resort of Distiction" Bank of America credit card and bill 2 weeks later that we had not applied for. And sure enough the $7,670 was charged to it! We had filled out their "finance" application that they said would have payments of $173.00 a month with no interest - we even have a copy of the installment agreement that shows 0 % interest!
The discounted rates and benefits that they promised for other camp grounds and condos actually were only good for a year and then you have to sign up for membership for those thru Costal-Coast to Coast.
They said we could camp at Tres Rios anytime free and get 1 week free a year in the cottages. - Not true
They promised member benefits including the use of the cottages for my adult children as well and gave me a membership card with each of their names. They even scratch out the part of the contract excluding adult family members renting cottages and initialed beside it. - But this is still not true
The 1 week free is only for 10 years - but good luck getting a reservation - they say they are always booked.
They said we could stop paying the yearly maintenance fees anytime if we no longer wanted to use the membership - not true. When I called to say we would not be using the membership and would no longer be making the maintenance fee payments - they told me that we would be in default and that they would turn this over to collections.
So basicly we paid $7,670 for a "lifetime membership" and $390 maintenance fees every year for "free" week in their cabins. That comes out to $165.00 a night for the 7 days X 10 years.
And this is a great deal????
What a scam.
It is such a shame that a company would actually be able to operate like this and pull these scams on especially older people that are retired and on fixed incomes already. And then to come across that they are "helping you save money" during your retirement years.
And there is nothing that we can do about it.
How can the sales people sleep at night knowing that they are telling outright lies?

Beware of Lifetime Memberships

We are having problems cancelling a "lifetime" membership with OCP. I have been informed by OCP's in-house collection person that we don't have an option to cancel this membership. The "lifetime" means that we have promised to pay annual membership dues for the rest of our lives unless we can independently go find someone willing to accept a transfer of the membership or sell the membership (which our contract says we cannot do). The initial letter I received from OCP about non-payment of the current dues said that our account "may" be sent to a collection agency. I asked the collection person and a member services person if they used a collection agency and I was told that they do not use third-party collection agencies. I also asked if OCP would report us to any credit reporting company, but was not given a straight answer. I was told that the collection process would have to go through "the process" (whatever that means) and it would take some time, but that it would eventually be reviewed by their legal counsel and at the end of "the process" we would be charged a $3,000 settlement fee to cover their costs of trying to collect my dues. Our contract is very vague and appears to be at least a fifth generation copy of something that was typed up in the back room. It does not include language that addresses what OCP is telling me is part of the contract. They have no intention of releasing us from our annual dues obligation. So far I have contact Coast 2 Coast about the problem, as well as filed a complaint with the BBB. If this matter cannot be resolved satisfactorily, I am prepared to take this matter to the Texas Attorney General.

Is there anyone else out there who has faced this issue with OCP? If so, I'd like to hear from you.

Matter Resolved

My complaint with OCP over lifetime membership dues has been resolved. After contacting the president of the company by mail, OCP called me and the matter was concluded to our satisfaction.

Nanci, my husband and I are going through the exact same thing! We are taking this to an attorney but if writing a letter to the president gets the desired result, that's what we are going to do! So glad I read your post! Tks!
